Your home has been up for viewing and the time has now come to close the sale if you have found a buyer who is interested in purchasing it.
It is wise to be on your guard as a seller as some potential buyers may be "lookers" rather than genuine purchasers.
One way to avoid this is implementing a "virtual tour" of your home on your agents website.
A serious buyer will normally make a formal offer on your property and if the offer seems fair to you, you may accept or attempt to compromise over the price.
After the price has been agreed then it's on to the paprtwork which is for your agent to work on rather than you.
One factor to consider is that you don't have to accept all of the offers that are made to you if the price and / or terms are not agreeable.
It is wise to think through the deal first before accepting or declining. Make sure and be specific with what is and what is not included in the sale of the house, i.e, furniture, fixtures and fittings etc.
